It is an area bounded by Guelph Avenue, Blackbridge Road and the CN Rail Tracks north of the Highway #401, just east of the Hwy#24 and Guelph Avenue.

Plan rammed down throats- (Cambridge Times Letter to the Editor (Jul 10, 2007) The North Hespeler Community Plan, for the second time in two years, was rammed down residents' throats on June 26, in an obvious attempt by city staff to ensure that residents do not have time to adequately review the latest changes before a general meeting July 3.
The exact same scenario happened last summer. This time, the Galt City Planning Commissioner, Janet Babcock, sent out a package dated June 20, which arrived to residents in the mailbox on June 26. The plan contains many amendments which need some time to discuss and consider. The Galt City bureaucrats, trying to avoid any more community discussion, sent out the package before the long weekend, and scheduled the meeting to approve it right after the long weekend. How could residents properly discuss, review and organize delegations? On short notice, I was unable to attend or discuss with neighbours.
What if we have questions? Babcock's letter of June 20 (received June 26) politely says to call Ms. Yvette Rybensky, who has been the Galt city senior planner involved for several years. When I called Rybensky for information, surprise, surprise, she was on vacation until after the July 3 meeting. So, I called Babcock. What a shocker, she also was on vacation. So I called a city planner referred by Rybensky's voicemail, Mr. Trevor McWilliams. I congratulate Mr McWilliams on his professionalism, however, he was unable to answer any of my questions due to not working on the project. He offered to find the answers, and I still await his response, now that the council meeting is over. A good man left holding the bag?
A further part of the plan, the North Hespelery transportation analysis dated June 27, arrived in the mail July 3, the day of the meeting. It is to be introduced at the meeting. Are we kidding here?
Why do we tolerate our city staff treating us like idiots? Do they really think we will not see this type of conspiracy for what it is? Maybe this could happen once, but this is the second conspicuous time on this project. I wonder how often they do it on other projects? It is time for residents to demand changes at the City of Galt (Cambridge). The Galt bureaucrats are running this city, and as a result, places like Hespeler are second class. And Hespeler residents are second class, because our one councillor has no true voice, as much as he tries. On this issue, the mayor abstains, because his house is affected, so we are left in the cold, with no representation.
The real issue here is the process. Not the plan, not the community. It is the slippery, dirty way these plans are dumped on our doorstep each time with zero notice, hoping we don't say anything at the meeting four working days later.
Well, guess what Mr. Mayor? It is time to stand up and fire some people for this type of behaviour, whether your house is affected or not. Residents deserve a proper process to read these documents and discuss amongst ourselves. When will the planning department be reigned in? How many residents and businesses have to complain this time? Is it truly better now?

| Reality Check#1 - BUFFER SIZES IGNORED- The Forbes Subwatershed Study Recommends 50m buffers and 250-300m enhancement corridor to protect the wetland. The Proposed Plan of Subdivision by Mattamy Homes ignores these recommendations totally with only 30m buffers and no enhancement corridor.. Reality Check #2 - BLACKBRIDGE ROAD BRIDGE CAN HANDLE TRAFFIC VOLUMES- The City of Cambridge Planning Department, Mattamy Homes Consultants and supported by City Council are lying when they tell people that people will use Hwy#24 when leaving and entering the subdivision.
The facts is that the quickest way is using Townline Road. when returning from Toronto area. The amount of traffic (3,000-5,000 trips a day)on the bridge would be too much and would force the removal of the historic bridge and the taxpayers would be stuck paying for the new bridge. Why the lies? Why is Mattamy Homes allowed to build a 800-1100 home subdivision on a road & one lane bridge that cannot handle the traffic volumes?

Peter Giligan, one of Canada's richest men, is owner of Mattamy and is proud of his land raping subdivisions.Not so proud is his son Matt, who has taken the brave step, to quit Mattamy Homes and join the Green Party of Canada. The Nightmare on Guelph Avenue - Sunday, September 21, 2008
Its bad enough that over $200,000. of taxpayers money is being used to fix up Guelph Avenue. (the developer Mattamy is supposed to pay the cost of all infrastructure related to the subdivision.) Now the homes on Guelph Avenue are almost impossible to access and have been subjected to damage and flooding because of the roadwork.

City/Mattamy Ignore Clear Span Bridge Over Forbes Creek Recommendations - Friday, September 14, 2007
Two studies have stated using a Clear Span Bridge to give protection to the Forbes Creek and the wildlife. Mattamy Homes, with cooperation from the City of Cambridge Planning Department has ignored this recommendation and will be constructing a Con Span Bridge. City Planning Commissioner Janet"Metrus"Babcock has stated the Clear Span Bridge will cost the developers extra money so she has agreed to the Con Span Bridge which is more damaging to the wildlife. City Hall Council Meeting Tonight - Monday, August 13, 2007
The City of Cambridge Council will be moving forward tonight to approve zoning changes to allow the Mattamy Homes Cookie Cutter subdivision. This is spite of the fact that studies and questions required by council and the public to be completed and answered remain unanswered and not completed. Sadly our council is asleep and is letting the Planning Department run the city. The meeting is at CITY HALL at 7pm August 13, 2007.

City Council Offers Death Toll to Wetland - Wednesday, July 04, 2007
It was over in minutes as the anti-environment City of Cambridge Council voted to allow the Mattamy Homes draft plan of subdivision to be approved.
Mattamy Homes spokeperson and part time snake oil salesman Brent Clarkson would not even offer to talk after the meeting to the residents of Guelph & Milton Avenue about the Mattamy Townhouses proposed in their backyards. Remember to save the video as it will be all that is left of the wetland and the 40 yrs of work Mr. Forbes spent restoring the wood duck population in this area.

CITIZENS OUTRAGED AT MAY 10TH CITY MEETING! - Wednesday, May 16, 2007
The public, city representatives, Mattamy "Cookie Cutter" Homes representatives and their consultants had a public meeting last night to discuss the flawed Forbes Wetland Subdivision.. Residents were outraged over the proposed plans which now include townhouses backing on to Milton Avenue, lack of buffers for existing residents backing on to the new subdivision, lack of adequate buffer size and enhancement areas for the protection of the wetlands. Mattamy Homes refused to pay for a new or twinning of the single lane Blackbridge Road Bridge. Mattamy representatives did their best NOT to give straight answers to residents questions. The meeting was ran by new Planning Department Head Janet "Dictator" Babcock. Babcocks decision NOT to invite anybody from the Region of Waterloo staff to answer sewage questions was a giant mistake. The lack of sewage treatment plant capacity is a hugh issue. Currently at the Hespeler Treatment plant, all solid waste is being shipped to Kitchener for processing. Babcock shut down the meeting and questions from the public. Even though the public asked her not to. Other than Rick Cowsill NO city councillors or mayor appeared at the meeting. One thing is for sure. People are madder than ever about the wetland killing subdivision.

Millionaire Tom Land Sells Home to Mattamy - Friday, May 11, 2007
Its old news now, but the Land family, former owners of the Forbes Wetland and Wildlife Sanctuary who made millons selling the land to Mattamy Homes has sold their rock pile house at the end of Milton Ave. to Mattamy Homes. Skullduggery at Last Nights General Committee Meeting - Tuesday, September 12, 2006
Thanks to all the residents who came out to watch and speak out against the Forbes subdivision. The General Committee (made up of all the councillors) were supposed to try and approve or reject the Draft Community Plan and this recommendation to next weeks council meeting.
However evidence was submitted that the Planning Department had already booked the next meeting, hired the consultant and advertised in flyers and newspapers the next stage of the plan EVEN BEFORE IT HAD GONE TO COMMITTEE OR COUNCIL.
Tragically when asked at the meeting, Councillor Cowsill said it was an error. Its more than an error when the above mentioned actions have already taken place before the public has a chance to comment on the plan and council decide on it.
As one presenter stated, "What kind of backroom deals are going on? This is a done deal and what the residents say doesn't matter, the decision is already made to accept the plan even before this meeting tonight. The newspaper ad is proof of that."
Also interesting was the change in order of presenters. Protocol involves the developer presenting first. Last night the developer Mattamy Homes lawyer was allowed to speak after the residents. We wonder why?
The decision on moving forward on the wetland killing subdivision will be made next monday night.

Open Letter From Resident to City Released to Media and Public! - Thursday, September 07, 2006
Paul Langan is an environmentalist, member of the Friends of the Forbes Wetland, Hespeler resident and one of the many vocal critics of the flawed wetland killing Mattamy Homes Forbes Subdivision. He has released his letter to the media and pubic. The letter is being sent to Janet Babcock, the new pro-development, Commissioner of Planning for the City of Cambridge.
Paul asks for answers to a dozen unsolved issues relating to the ill fated subdivision. He also asks for the official plan ammendment to be rejected by council until these issues are resolved.

Bird Sightings & Bird List Added - Friday, August 18, 2006
As the Mill Pond turns into a marsh, local birders are noticing more and more different species of birds. Go down to Ellacott Lookout today and you will see a large flock of Great Egrets. Also on the pond now is the Common Tern. Neither of these birds are on the bird survey that the consultants hired by the developers did in 2000-2001.
We have included this Bird Survey for you to see as the city doesn't want you to know that over 99 species of birds are under threat from the proposed subdivision.

City Council Development Staging Update - Wednesday, January 11, 2006
No surprize that the recent update on developments in Hespeler by Planning Departments Jim Kirchin,Janury 9th to the Management Committee included the wetland killing Mattamy Homes subdivision. What is surprizing is the City acknowledging that they will have to improve the east end of BlackBridge Road by 2008. This confirms the fact that the historic Blackbridge Road One Lane Bridge will be wiped out as it cannot handle future traffic volumes. Here is a beautiful picture of the bridge.

Mattamy Homes tries to Sneak Approval of Traffic & Land Use before Christmas - November 9, 2005
Unebelievable as it seems Mattamy Homes in cooperation with the Planning Department and City Council tried to push through their traffic and land use patterns WITHOUT any consultation of the public. No new maps or any traffic study have been given to the residents to analyze before this meeting was held. City Planning Department staff backed off this approval after it became public knowledge.
The City is shooting for January to approve these traffic and land use patterns.So far NO PUBLIC CONSULTATION on what is going to be presented from Mattamy Homes in January has occured.

Read the City of Cambridge Documentation from 2002 requiring two traffic related studies to be completed. The public has never seen these required two studies and repeated requestes to the Planning Department for them have been refused.

What happens when Tom Land, then President of the Grand River Foundation,( the fundraising and educational arm of the Grand River Conservation Authority) decides to develop a subdivision that will wipe out th FORBES WETLAND (a provincially significant wetland)?
What happens when Tom Land hires Ecoplan Consultants to produce a study (dated December 2003) that suggests reducing buffer sizes from 50m to 15m and eliminating enhancement areas that would protect the provincially significant wetland from development?
